Proposed Rezoning at 35 St Swithins Avenue – MRA Will Be Objecting

The Melville Residents’ Association (MRA) will be formally objecting to a new rezoning application concerning Erf 704 Auckland Park (located at 35 St Swithins Avenue, Auckland Park), where the applicant seeks to:

🔹 Rezone the property from “Residential 1” to “Residential 3” to allow 80 dwelling units per hectare

🔹 Remove restrictive conditions of title which currently regulate land use and density

If approved, this application will significantly alter the density and character of the area, which borders Melville and Auckland Park.

Why the MRA Is Objecting

While the MRA supports responsible development, we object to this application for the following reasons:

  • Inappropriate Density: The proposed increase to 80 dwelling units per hectare is out of scale with the surrounding residential character and will exacerbate pressure on local infrastructure.

  • Traffic and Congestion: Increased residential units will lead to more vehicles, congestion, and reduced pedestrian safety in an already strained area.

  • Strain on Services: Local water, electricity, and sewerage systems are already under stress. Adding more high-density housing will push these systems further beyond their limits.

  • Precedent: Approval could set a precedent for further upzoning that changes the suburban nature of our community.
